Room to work Space to Unwind.

Fully insulated, wired and finished for year-round use. An office, a studio, a room to escape to. Built on proper foundations, not a deck.

Garden rooms

Not a shed with a heater in it.

The difference between a garden room you use in February and one you don't is what sits underneath and inside it: real foundations, real insulation, and a finish that doesn't sag or sweat after a Scottish winter.

Ours are built, wired and finished to be used all year round. An office, a studio, a gym, or a quiet room away from the house.

What we build

Built for how you'll actually use it.

Garden offices

Wired for power and data, with the insulation and glazing to work in comfortably in January.

Studios and gyms

Built around how the room will be used, from the floor build-up to where the sockets go.

Guest and hobby rooms

A quiet room away from the house, finished to the same standard as the rooms inside it.

Foundations and groundwork

Proper foundations, drainage and levels, so the building stays true, dry and warm.

Included as standard

Everything a garden room needs, in one place.

Drawings and design

Proper drawings and material choices, agreed with you before a price is put in front of you.

Planning and building warrant

Applications prepared and managed for you, so the paperwork never holds the build up.

A written, itemised quote

You know exactly what you're getting and what it costs before anything begins.

One point of contact

The same person from the first visit to handover. No chasing, no being passed around.

A programme with real dates

You'll know when each stage starts and finishes, and a clean, respected site throughout.

Snagging and aftercare

Snagged, cleaned and walked through together, and we're still on the phone afterwards.

How we work

Four stages. No surprises in any of them.

1

Conversation

We come to the house, look at the space, and listen to how you want to live in it. No obligation, no sales visit.

2

Design & quote

Drawings, material choices and a written, itemised price. You know what you're getting and what it costs before anything begins.

3

Build

A programme with real dates and one point of contact. A clean, respected site. You're still living here, and we work like it.

4

Handover

Snagged, cleaned and walked through together. We're on the end of the phone long after the keys are back in your hand.

Questions

What people ask about garden rooms.

Something not covered here? Ask us directly and we'll give you a straight answer.

Do I need planning permission for a garden room?

Often not. Many garden buildings in Scotland fall within permitted development if they stay inside the limits on size, height and where they sit in the garden. Conservation areas and listed buildings are treated differently. We'll check your plot and handle any applications needed.

Can it really be used all year?

That's what it's built for: insulated walls, floor and roof, proper glazing and a finish that stands up to winter. Tell us how you'll heat it and we'll design around that too.

Does it come with power and lighting?

Yes. It's wired as part of the build, with sockets, lighting and data planned around the way you'll use the room rather than added afterwards.

What does it sit on?

Proper foundations, with levels and drainage worked out first. That's the part nobody sees and the part that decides whether the building is still true in ten years.

How long does one take to build?

It depends on size and groundwork. You'll have a programme with real dates before anything starts, so you know how long your garden is a building site.

Start your project

Tell us about the room you need.

Send us a few lines about the garden and what you'd use the room for, and we'll come out, take a proper look, and put a written quote in front of you.
